Creating a new basement beneath a house that has never had one, or underpinning the foundations to lower a floor slab and win head height that is not currently there, is a fundamentally larger structural undertaking than a conversion, with a longer programme and a considerably higher cost. It is still work we take on rather than work we refer elsewhere.

The honest caveat is that whether it is possible at your address is decided by your property, not by your budget. Ground conditions, the water table, what the existing foundations are sitting on, whether spoil can physically be got out through the site, and what your neighbours’ walls are doing all determine the answer, and in a city of tight Victorian terraces those things change from one street to the next. We would rather establish that at a free feasibility visit than promise it in advance.

One thing that catches people out about basements here, more than in flatter parts of the country, is the local topography. A huge number of the terraces, particularly across the hillier streets around Clifton, Totterdown, Bishopston and the slopes down toward the harbourside, are built into a hill, so what reads as a basement at the front of the property, sitting below the pavement and the front door above it, is often at or close to garden level once you reach the back of the same building. Anyone who tells you differently is not being straight about how basements actually behave.

A cavity drainage membrane takes a different approach, accepting that water will get through the original masonry and managing it instead. A dimpled plastic membrane is fixed to the walls and floor with a small air gap behind it, water runs down behind it rather than into the room, and is collected and directed away, usually to a sump and pump. It tends to be more forgiving of movement and minor cracking in older masonry than tanking is, which is one reason it suits a good number of the older cellars we assess locally. Head Height in Local Cellars: What to Actually Expect

Head height is the single measurement that decides what a cellar here can realistically become, and it varies enormously across the area’s older housing stock. Some Victorian terrace cellars were dug generously, with genuinely comfortable ceiling height once a new insulated floor build-up is accounted for, and suit almost anything, a bedroom, a home gym, an office you can walk around in without ducking. Others, particularly in smaller terraces where the space was built purely for coal and storage, sit lower, suiting a snug, a home office or utility space well but closing off options like a bedroom, where minimum ceiling heights over the bed and across most of the usable area are a genuine Building Regulations consideration rather than a preference. Excavating and underpinning to buy head height where a cellar is too low is a different, much larger job that significantly increases both scale and cost. We do take it on, and on a Bristol terrace it is sometimes the only thing that turns an unusable coal cellar into a real room, but whether it is achievable depends on the foundations, the ground and the terrace either side rather than on how much you want the height. Where a lightwell sits on the front elevation close to the pavement, it is more likely to need planning permission, particularly in a conservation area; at the back or side, where the ground often steps down toward garden level anyway, it is usually more straightforward. The staircase down to a basement here is easy to underestimate. A steep, narrow, poorly lit original stair signals “this is still a cellar” the moment you start down it, however good the room at the bottom becomes. A wider, properly lit staircase with adequate headroom, positioned so it feels like a natural continuation of the house, changes how the whole basement is experienced. Where the original stair is structurally sound it can sometimes be retained and improved; where it genuinely is not adequate for the room the basement is becoming, replacing it is one of the better investments in the whole project.

A basement conversion here that looks finished on handover day but turns cold, damp or musty within a year has not actually been converted, it has been decorated.
